We have updated our Property Tax Dashboards to include 2025 Data released by the NJ Department of Community Affairs.
Both Dashboards include every municipality in NJ and provide a clear picture of your municipality’s property tax profile along with the ability to compare it with other towns and cities in NJ.
Notes from the Data (Rankings among Municipalities within the 21st Leg District):
- The average property tax bill in the 21st Legislative is $15,314 .
- Summit (Union) comes in with the highest tax bill at $19,697.
- Middlesex Borough (Middlesex) remains the lowest at $10,237.
- Dunellen (Middlesex) has the highest effective rate at 2.375 (followed by Garwood at 2.075).
- Far Hills (Somerset) has the lowest effective rate at 1.222.
- Chatham Township (Morris) saw the largest increase in the average bill at +6.97% ($18,370).
- Far Hills (Somerset) was the only town to see a decrease in the average bill, dropping 2.93% ($15,004).
Effective Tax Rate Rankings (High to Low)
The Effective Tax Rate is the “real” tax rate based on what your home is actually worth today- not what the town says- and allows you to fairly compare the true tax burden between towns regardless of how outdated local assessments might be.

- Dunellen: 2.375
- Garwood: 2.075
- Middlesex Borough: 2.067
- Bottom 3 (Lowest Rates):
- Far Hills: 1.222
- Summit: 1.378
- Chatham Township: 1.397
