Less than 48 hours- after our reporting on the 02/17/2026 Meeting, the Township posted an updated agenda that pulled the Connell related items….

“Connell – Zoning Ordinance – Mike Mistretta” – pulled
Ordinance 2026-02 – pulled
Ordinance 2026-04 – amended

The Township amended Ordinance 2026-04 by correcting the code reference from  ‘Article VII’ to  ‘Article 4.7’. The following report in our prior article remains accurate:

“This ordinance exempts developments that include affordable housing from the 6% “d” variance bonus fee. In practice, that can remove a financial deterrent that would otherwise apply when developers seek density above what zoning allows.”

That developer loophole remains on the agenda.

If you reviewed the original agenda packet and were getting ready to comment on Connell zoning items you should still go to the meeting and ask about it however, it won’t be voted on this week- but you can be sure it will come back up again.

We will continue tracking whether Ordinance 2026-02 is rescheduled/revised and what changes (if any) were made.
